Nestled between the Chesapeake Bay on one side and the aptly named Pretty Lake on the other, East Beach is located on the newly redeveloped East Ocean View peninsula, just outside downtown Norfolk, Va., and about 10 minutes from Norfolk International Airport. It takes only a few minutes to stroll anywhere in the traditional neighborhood development (a.k.a new urbanist community), unless you stop to have a glass of wine with neighbors or chase butterflies in a scenic pocket park.
Like other traditional neighborhoods, East Beach is a haven for pedestrians. Streets are deliberately narrow to slow traffic, allowing residents to walk or cycle safely to nearby parks, the beach, or the deepwater marinas along Pretty Lake. Public parks and greens are everywhere – even along the Chesapeake Bay – so that neighbors can gather and play. Porches are wide to encourage sitting, and close to the street to spark conversations with passersby.
Now in the sixth year of development based on a detailed master plan developed by the legendary town planning team of Duany and Plater-Zyberk, East Beach offers such amenities as the Bay Front Club with a pool, fitness center, catering kitchen, beach access from the bay front greens, treed parks, playgrounds and a giant outdoor chess set.
In the near future there will be a sunken croquet court, two tennis courts and an outdoor stage. Currently, luxury waterfront condominiums – the East Beach Villas at Pretty Lake Condominiums – are being built along Pretty Lake across from the marinas with retail and restaurants along the street level. Within a couple of years, East Beach will open a town center with a combination of restaurants and shops. In the meantime, just outside the community but within easy walking distance are four restaurants, a variety of shops, fishing access and several marinas.
Prices for Tidewater-style homes – which range from luxury condominiums and manor condominiums to carriage houses to town homes to custom single-family homes – range from $400,000 to $1 million-plus. With only about 20 percent of the 700 planned residences sold, there are plenty of spots for newcomers to find their niche.
Size Matters: At 100 acres, the community is small enough so that residents can walk from the center to any point in five minutes – including the Chesapeake Bay; future retail shops; Pretty Lake marinas; and the Bay Front Club.
